Glass Rooms & Glass Majlis
Thermally broken, double-glazed garden rooms and glass majlis — an outdoor room you can use all year, not only in winter.
We design, fabricate and install glass rooms, glass majlis and glazed extensions that turn a terrace, a garden corner or a rooftop into a room. Every unit is specified for the Gulf climate first — insulated glazing, thermally broken frames and a properly sized cooling load — so the space stays comfortable through summer.

Good to know: glass, insulation & cooling
A glass room is a climate problem before it is a design problem. Get the specification right and it is usable in August, not only in February.
Single or double glazing?
Double glazing with a 12–16 mm cavity cuts heat transfer by roughly half compared with single glass. In a UAE glass majlis that is not a comfort upgrade — it is the difference between a room you use and a room you close in May.
What does a Low-E coating do?
It reflects infrared while letting visible light through, bringing the solar heat gain coefficient (SHGC) down to about 0.25–0.35. You keep the daylight and the view and lose most of the heat — exactly the trade you want here.
Tempered or laminated glass?
Tempered is 4–5 times stronger and shatters into blunt granules. Laminated holds together on an interlayer, cuts noise and blocks around 99% of UV — so fabrics and timber inside do not fade. Many majlis projects use laminated on the sun side and tempered elsewhere.
How much cooling will it need?
Budget roughly one ton of cooling per 9–12 m² — about double a normal room of the same size. If the load looks impossible, insulate the roof rather than buying a bigger unit: the roof, not the glass, is usually the largest single heat source.
Why does the frame sweat?
Condensation forms where humid outside air meets a cold surface. An aluminium frame without a thermal break conducts the cold straight through and drips. Specify thermally broken profiles and the problem disappears — retrofitting them does not.
How is the glass kept clean?
Water with a neutral detergent and a rubber squeegee. Avoid ammonia cleaners and any metal blade — both scratch coatings permanently. Inspect the silicone and gaskets once a year; a failed seal fogs a double-glazed unit from the inside and cannot be cleaned.
